Gierson Ranch is located near Historic Downtown Murrieta and is named after the Gierson family, whose history in the city predates Murrieta\u2019s incorporation. Century Communities describes the project as 107 new homes with three floor plans ranging from approximately 1,800 to 2,187 square feet. Each current plan includes a bedroom on the main level, and the builder states that two of the three plans include a Junior Accessory Dwelling Unit, or JADU.
Planned community amenities include a central lawn, outdoor fitness area, yoga lawn, barbecue pavilion, live structures,and picnic areas. The builder currently advertises homes from the high $600,000s,but pricing, incentives,and available homes can change without notice.
A Note About JADUs
A Junior Accessory Dwelling Unit (JADU) can provide additional flexibility. Buyers should verify the exact floor plan, permit status, neighborhood configuration, HOA restrictions, occupancy requirements, and financing considerations before making plans.
Do not assume every Gierson Ranch home does not include a JADU.
But also: do not assume every home includes one either. The builder states that two of the three plans do, so verify the plan you choose.

Discovery Village
365 proposed residential units- City information identifies 72 detached residential units and 293 townhome units.
- Particularly noteworthy for buyers searching for future townhomes: this project has a significant townhome component. The City lists the project as submitted and within its development process.
- Is Discovery Village selling homes yet? Not based on current information reviewed. Buyers should treat this as a future planned project, not a currently marketed community.
- The City’s April 2026 report identifies 365 proposed units: 72 detached units and 293 townhome units.
Murrieta Hills
522 single-family homes- Developer/builder listed by the City: Pulte, with a municipal advisory report referencing 522 single-family homes.
- Status: tentative map approved. One of the larger future residential projects in the city pipeline.
- This should currently be viewed as a future development opportunity rather than an active builder sales community.
- Do not rely on projected dates until the builder or the City releases new information.
Murrieta B Street
62 planned units- Status: final map recorded (December 2024).
- A recorded map is an important milestone, but it does not necessarily mean homes are under construction or available for purchase today.
Kalmia Equestrian
35 planned units- Formally associated with the Pimlico Ranch area.

What Does New Construction Mean?
Builders use labels that mean very different things. Here is what they usually tell you:
The builder has released homes or floor plans and is accepting offers today.
A home is under construction or already completed, and available much sooner than a from-the-ground build.
The builder is taking interest list sign-ups, but no homes or floor plans have been released yet.
The City has finished major land-use approvals, but construction may not have started.
The project is in the planning or review process and is not a sales community.
The distinction matters because some websites blend homes you can buy today with projects that may be years away. Knowing what a label actually means saves a lot of wasted drives.
Do I Need a Real Estate Agent When Buying a New Construction Home?
You are not required to use the builder\u2019s sales representative as your own representation. It is important to remember that the builder\u2019s sales team represents the builder\u2019s interests.
If you want Laura and Cheryl to represent you, contact them before your first visit or before any online registration whenever possible. Builder registration policies vary: some require registration or accompaniment at your first visit. Do not assume representation can be added later, because with the wrong timing you can lose the ability to have your own advocate in the transaction.
Does the Builder Pay My Buyer\u2019s Agent?
Compensation policies vary by builder, by community, and even by promotion. A buyer should not assume a particular amount will be offered.

If the builder\u2019s offer includes compensation to your agent, that compensation is typically handled as part of the transaction. Compensation is negotiable and not fixed by law.
Builder Incentives: Look at the Entire Offer
Builders commonly offer incentives like mortgage-rate buydowns, closing-cost assistance, design-center credits, upgrade packages, appliance packages, and lot-premium discounts.
The largest advertised incentive is not automatically the best financial option. Compare price, interest rate, APR, lender fees, monthly payment, property taxes, HOA dues, special assessments, insurance, energy costs, closing costs, and cash needed at closing. Some incentives may require the builder\u2019s affiliated lender, so confirm the fine print before you count the savings.

Paying More Than The Price Tag: Property Taxes, HOA Dues,and Special Assessments
Two similarly priced new homes can have noticeably different monthly ownership costs. The difference shows up in the details, and the details are rarely volunteered in the pricing brochure:
- Property tax estimates
- Special taxes,and special assessments
- Community Facilities District / Mello-Roos
- HOA dues plus any sub-association dues
- Solar lease or loan payment, if applicable
- Homeowner\u2019s insurance
Do not compare new homes on purchase price alone. Compare the total monthly cost of ownership.
Should I Get a Home Inspection on a Brand-New House?
A new home is still a home, and an independent inspector can catch issues early, when they are easiest to fix.
Possible stages, subject to the builder\u2019s policies and contract, include a pre-drywall inspection, a pre-settlement inspection before closing, the final walkthrough, and a pre-warranty inspection before the builder\u2019s one- or multi-year warranty expires.
A builder warranty is not a substitute for an independent inspection. Your own inspector works for you, not the builder.

New construction does not always mean lower maintenance cost
A brand-new home still comes with real costs beyond the purchase price. Budget for landscaping, window coverings, appliances, yard improvements, HOA dues, property taxes, insurance, and ongoing home maintenance.
Model homes often show upgrades that are not included in the base prices. When you love a particular model, ask for a written list of what is standard versus upgraded, so you are comparing the same version of the home.
